Answers

 

1.  What assessment ratio is used to calculate current valuations?  The Town assesses its property at 100%.

2.  What is our current mil rate?  The current FY09 tax rate is $19.24.

3.  What is the tax billing period?  The billing period each year begins July 1 and ends on June 30.

4.  How often does the Town send tax bills?  The town sends tax bills twice a year.  Generally, tax bills are due November 15th and May 15th

5.  We sold our property why are we still getting a tax bill?  The bill is sent to the owner of record as of April 1st.  This is done according to State of Maine Law.   The Town will try to send every new owner a complementary copy of the tax bill for property they purchased after April 1st.

6.  I sold my mobile home last year, why am I getting a tax bill?  Unlike real estate, sales of mobile homes do not have to be recorded at the Registry of Deeds.  The Town will not receive a copy of this sale if one is not supplied to us.  If you have sold your mobile home, and have not notified the Town, please forward a copy of the bill of sale.

7.  I tore down my garage, why is it still reflected on my bill?  April 1st is the cut off date for all assessments.  If you tore a structure down, or lost it to a fire after April 1st, you will still be billed for that structure.   The same is true if you built a new home or garage after April 1st.  The structure is not taxable until next year.

8.  My taxes are escrowed with my bank, why do I get the bill?  The owner of the property is not the mortgage company; by law the titled owner must receive the bill.   Please take time to forward your own tax bill to your mortgage company.

9.  My spouse passed away this year, why is his/her name still on the tax bill?  If they passed away after April 1st, the name will not change until next year.  This is true for marriages, divorces, and estate transfers.
